Programa Investir Imobiliário Skool Review (2026)
A Portuguese property mentorship at $3,000 a year, 1,235 members and 12 admins. The 5.0 rating rests on 33 reviews, none in English.
12 admins for 1,235 members is one staff member per 103 people
Everything is in Portuguese, including the courses, the calls and all 33 reviews
Source: Skool public About page, captured September 9, 2026
Three thousand dollars a year, 1,235 members, and a written promise of 10,000 euros or your money back.
Also, every word of it is in Portuguese. That fact decides this review for most people reading it.
This is an outside review. No membership was purchased and no fee was paid. The findings come from the community’s public Skool About page, the review scores Skool shows only for paying members, and the founder’s public profile, captured on 9 September 2026.

Quick Decision
Worth an application if you read Portuguese, invest in Portuguese property, and want deal-by-deal supervision rather than another library of videos.
Skip it if you are outside Portugal or do not speak the language. The templates, the meetups and the tax sessions are all built for one jurisdiction, and none of that translates.
What Sits Behind The Application
| What | Count |
|---|---|
| Members | 1,235 |
| Courses | 10 |
| Modules | 305 |
| Posts in the feed | 2,932 |
| Admins | 12 |
| Members online at capture | 11 |
The staffing ratio is the standout number. Twelve admins across 1,235 members is one per 103, which is roughly sixteen times better coverage than the largest community in this ranking manages.
That ratio backs up the main promise on the page. The seller says members get a dedicated mentor from day one, a weekly action plan, and one-to-one deal analysis up to three times a week for twelve months. Those are the seller’s terms and there is no way to verify them from outside, but twelve staff on a room this size at least makes the arithmetic possible.
The library is modest by design. Three hundred and five modules across 10 courses is a fraction of what a $99 community will hand you. What the page emphasises instead is paperwork: contract drafts, cession agreements and Portuguese CAEP documents. For property work, a correct template is worth more than forty hours of video.
Two thousand nine hundred posts across 1,235 members is a moderately active feed. It is not a place where a question sits unanswered for a week, and it is also not a firehose.
The Language Barrier Nobody Mentions
Everything is in Portuguese. The description, the sales page, the 10 courses, the 305 modules, all 33 reviews.
The product is fine. The problem is treating a Skool revenue ranking as a shopping list. This community sits high in the platform’s tables, which is how English-speaking readers find it, and then discover the material was never built for them.
Machine translation gets you through a forum post. It does not get you through a live call in Portuguese, a masterclass with a Portuguese tax specialist, or a monthly meetup in Lisbon. The seller lists twelve live sessions a year with the founder himself. Every one of those assumes fluency.
There is a second layer to this. Portuguese property law, the CAEP documentation and the local mortgage market are what the method runs on. Even a fluent speaker in another country loses most of the template value.

João Gonçalves And A One-Link Profile
The founder is listed as João Gonçalves, based in Lisboa, on Skool since September 2023. He carries the diamond badge, which is Skool’s platform-verified marker for $100,000 or more in monthly recurring revenue.
His Skool bio is a single quote: limits, like fears, are often just an illusion. That is a motivational line, not a track record. No portfolio size, no years in the market, no deal count.
His profile publishes one link, to Instagram. No website of his own, no LinkedIn, no company registration, nothing that tells you what he has actually bought.
Weigh that properly. He is selling supervision on transactions worth six figures each, and the platform-verified revenue badge proves people are paying him, not that he is good at property. The community’s own sales site carries a testimonials page, which the About text points to, but testimonials are the seller’s evidence about the seller. A public record of his own holdings would settle in one page what the Instagram profile cannot.
What $3,000 A Year Buys
Skool showed $3,000 per year at capture. No monthly option, no trial, no lower tier.
The join button does not actually take you in. Access runs by application through programainvestiremimobiliario.pt, named on the About page itself. So there is a sales call between you and the community, and the price you get quoted may differ from the Skool figure. Note also the currency mismatch: Skool records the fee in dollars while the guarantee on the same page is written in euros.
For the money you are told you get a dedicated mentor for twelve months, weekly masterclasses with outside specialists including tax advisers and engineers, monthly in-person meetups, twelve live sessions with the founder, and the document templates.
The meetups deserve a line of their own. Almost nothing in this ranking puts members in the same room every month. For property, where deals get done between people who have met, that is more valuable than another course module.
The Guarantee, Read Closely
The page states that if you do not make at least 10,000 euros in your first 12 months applying the method, they return 100 percent of what you invested.
That is a stronger promise than almost any community in this ranking makes. It is also a conditional one, and the condition is the part to read twice. Applying the method is assessed by the seller. Someone decides whether you did the calls, submitted the deals and followed the weekly plan.
The full terms are not published on the Skool listing. If this guarantee is a material part of why you would pay $3,000, ask for the written conditions during the application call and read them before the card comes out. A performance guarantee with unpublished terms is a marketing asset until you have seen the document.
The Reviews Praise People, Not Profits
Thirty-three reviews, a 5.0 average, all from paying members and all written in Portuguese.
The visible ones are about people rather than profit. One frames the value as bringing together investors with shared interests, describing real synergies and doors opened to new opportunities (a member review on Skool, September 2026). Another offers a proverb about investment in knowledge paying the best interest (a member review on Skool, September 2026). A third thanks the team for its support and attention (a member review on Skool, August 2026).
Warm, specific about the network, and silent on results.
Not one visible review names a property acquired, a rental yield, a financing structure closed or a euro figure earned. For a community whose headline offer is a 10,000 euro performance guarantee, you would expect at least one member to say they cleared it. Thirty-three reviews also covers 2.7 percent of 1,235 members, so the perfect score rests on a thin slice.

Don’t Join If
- You do not read Portuguese fluently. There is no English track and no translation offered.
- You invest outside Portugal. The templates, tax sessions and meetups are jurisdiction-locked.
- You need to try before committing. There is no monthly plan and no trial at $3,000 a year.
- You want the guarantee terms in writing before a sales call. They are not published on Skool.
My Verdict
Programa Investir Imobiliário scores 3.5 out of 5, and that score is written for an English-speaking reader.
What earns the marks is real. One admin per 103 members, one-to-one deal analysis up to three times a week, monthly in-person meetups and a written performance guarantee together make a serious package for a Portuguese investor.
The deductions are three. The largest is accessibility: the entire product is in one language for one property market, and most people reading this ranking cannot use it. The second is the founder’s public record, which amounts to an Instagram link and a quote about fear. The third is the pricing route, where an application gate and unpublished guarantee terms mean the $3,000 on Skool is an indication rather than a price.
For a cheaper way into property that is written in English, our Creative Owners Club review covers a $25-a-month alternative. If the language question is what brought you here, our La Tribu Divisual review works through the same problem in a different market.
The public listing sits on Skool here if you want to read the Portuguese page yourself before you start an application.
